Where Business Bay actually is

Business Bay sits directly south of Downtown Dubai, wrapped around the Dubai Water Canal. The Burj Khalifa and The Dubai Mall are the next district over, close enough that a good number of Business Bay apartments look straight at them.

It was built as a commercial district and still works like one on weekdays — this is where a lot of Dubai's offices are — but the canal changed its character. The waterfront promenade, the towers that face it and the restaurants along it have made it somewhere people stay rather than only somewhere they work.

For a visitor the practical appeal is position. You are beside Downtown without paying Downtown rates, on the main road spine of the city, and the metro and the canal are both on your doorstep.

It is also a district that is still filling in. Towers go up here constantly, which means construction is a real part of the experience in some parts of Business Bay and not at all in others. It is worth knowing before you book, and worth asking about if quiet matters to you.

Who it suits

It suits anyone whose reason for being in Dubai is in the middle of the city. Business travellers, because the offices are here and the airport road is direct. Families and couples who want the Burj Khalifa view and the Downtown attractions without staying on top of them.

It suits longer stays particularly well. Business Bay apartments are residential buildings rather than hotels, which means full kitchens, laundry in the apartment, and the building's own pool and gym — the things that stop mattering on a two-night trip and start mattering a great deal on a two-month one.

It is less suited to a beach holiday. The coast is a drive away, and if sand is the point of the trip there are better places to be based.

Getting around

Business Bay has its own metro station on the Red Line, which is the line that runs the length of the city and out to the airport. Sheikh Zayed Road runs along the district's edge.

Taxis and ride-hailing are constant and inexpensive by most visitors' standards, which is how most people actually get around. The canal promenade is walkable end to end, and Downtown is a walk rather than a journey from the northern end of the district.

Walking between towers within Business Bay is less pleasant than the promenade suggests — the district was laid out around cars, the blocks are long, and for half the year the heat settles it. Plan on short taxi hops rather than strolls, except along the water.

The airport is a straightforward run out along Sheikh Zayed Road or by metro on the same Red Line that serves the district.

What the apartments are like

Business Bay is a district of towers, and almost everything you can stay in is an apartment in one. They are residential buildings rather than hotels, which shapes the stay more than anything else about the area.

In practice that means a full kitchen rather than a kettle and a minibar, a washing machine in the apartment, and a living room that is a room rather than a corner of the bedroom. Most towers have a pool and a gym for residents, and guests staying in one of our homes use them like any resident would.

Sizes run from studios up to three and four bedrooms, and the variation between towers is wide — some are a decade old, some are new. What is consistent across ours is the standard we hold them to between stays, which is the part an operator controls.

A good number face the canal or look north towards the Burj Khalifa. Which specific homes have which view changes with availability, so the honest answer is to check the dates you want rather than take a promise made on a page.

When to come

Dubai's comfortable months run from about November to March — warm days, cool evenings, and the season when the city is busiest and most expensive. This is when the canal promenade and the outdoor restaurants are genuinely pleasant.

June through September is very hot. The city is built for it — everything is air-conditioned and connected — but outdoor time is limited to early mornings and late evenings, and the pool matters more than the view. Prices fall accordingly, and for a longer stay where you are mostly working or living rather than sightseeing, the summer is considerably better value.

April, May and October sit in between, and are often the best compromise between weather and price.
