Al Satwa Holiday Homes & Monthly Stays, Dubai
Al Satwa is one of Dubai’s older, most lived-in neighbourhoods, sitting between the Jumeirah coast and Sheikh Zayed Road, and it is about as central and as ordinary-in-a-good-way as the city gets.

Where Al Satwa is, and what it is like
Al Satwa sits in the middle of the city, inland from Jumeirah and just west of the towers along Sheikh Zayed Road. City Walk and Al Wasl are its neighbours, and the beach is a short ride towards the coast.
It is an older district than most of what visitors see in Dubai, and it feels like it. Low-rise buildings, busy streets, small family-run shops, tailors and fabric sellers, and plenty of well-loved, inexpensive places to eat. It is a neighbourhood people actually live in, from many different countries.
Parts of Satwa are being rebuilt, and newer residential buildings now stand beside the older streets. The result is a district that mixes modern apartments with a street life that the newer parts of Dubai do not have.
Who it suits
It suits anyone who wants to be central without paying for a tower district. Downtown, the beach and the business districts along Sheikh Zayed Road are all close, and everyday life is right outside the door.
It suits curious visitors who would rather eat where residents eat and walk streets with some character to them. Satwa shows a side of Dubai that a stay in the Marina or Downtown can miss entirely.
It suits longer stays, because the essentials are close by: supermarkets, pharmacies, laundries and food at every price, all in the neighbourhood rather than in a mall.
It suits less well anyone who wants polished calm. Satwa is busy and lively, especially in the evenings, and that is part of what it is.
Getting around
There is no metro station inside Satwa itself, but the Red Line runs along Sheikh Zayed Road on the district’s edge, which puts the airport, Downtown and the Marina within reach without a car.
Taxis and ride-hailing are everywhere and inexpensive by most visitors’ standards. Because Satwa is so central, most journeys are short, whether to the beach, City Walk, Downtown or the older districts by the creek.
Satwa is one of the more walkable parts of Dubai, with shops and places to eat along the streets rather than behind car parks. In the cooler months that makes a real difference. In summer, short taxi hops still win at midday.
What the apartments are like
Homes in Al Satwa range from apartments in newer residential buildings to homes in the older low-rise blocks. The newer buildings tend to have a pool and a gym for residents, and guests use them as a resident would.
Apartments are residential rather than hotel rooms, so you get a full kitchen, laundry in the home and a living room you can actually live in. That matters more the longer you stay.
What is available depends on the dates. Put yours in to see which homes are free and what each one is like.
What staying with fäm Living is like
All our homes are licensed with Dubai’s Department of Economy and Tourism and listed on the Holiday Homes system, so your stay is a registered one and not a private arrangement.
We check you in in person, clean every home to the same standard between guests, and have a local team who come out when something needs attention.
Booking direct means paying the nightly rate and the cleaning fee and nothing more. The price you see is for your dates, and longer stays come with a lower rate built in.
