Why portfolios need a different kind of operator
Running one apartment and running forty are different jobs. A portfolio needs the same standard in every unit, pricing that treats the units as one stock rather than as competitors, and reporting that rolls up to the building and the portfolio as well as down to each door.
It also needs relationships most single-unit operators never build: with the developer, the owners' association, the building management office and security. In a building where many units are let to guests, those relationships decide whether the operation runs smoothly or fights the building every week.
Dubai's largest landlords and developers have spent the last few years buying whole buildings to hold for rent rather than to sell. The same logic applies at a smaller scale to anyone who owns a block of units: run as one asset, they are worth more than the same units run separately.
Nightly, monthly and yearly, in one strategy
A portfolio does not have to choose between holiday homes and long lets. We run each unit on whatever earns best for it: nightly in the season and around events, monthly for corporate and long-stay guests, and yearly tenancies where that is the better answer.
Mixing tenures across a building smooths the calendar. Monthly guests fill the quiet months, nightly lets capture the peaks, and yearly tenants give a base of steady income. We review the mix with you rather than fixing it once and leaving it.
What we take on
Every unit is licensed as a holiday home with Dubai's Department of Economy and Tourism, or with Ajman's Department of Tourism Development, under our operator licence. We handle the registrations, renewals and guest registration for the whole portfolio.
We specify one furnishing and fit-out standard across the units, manage the inventory, photograph and list each one, and run pricing, guest screening, in-person check-in, housekeeping, linen and maintenance with our own team in Dubai.
You get one agreement, one point of contact and one statement covering every unit, broken down unit by unit, with each home visible in the owner portal.
Where we have done it
fäm Living has run multi-unit and whole-building programmes at Sarai Villas on Palm Jumeirah, at Mada Residence and RP Heights in Downtown Dubai, and in City Walk. Today our largest concentration of homes is in Business Bay.
We are the holiday homes company of fäm Properties, so a portfolio owner deals with one group for buying, selling, leasing and running their units.
How it starts
We start with a review of the portfolio: the buildings, the unit mix, their condition, what each building allows, and what you want from the assets. From that we propose a letting strategy and a plan for onboarding.
Most portfolios start with a first group of units, so you can see the operation working before the rest follow. Larger buildings are onboarded floor by floor, with furnishing and licensing scheduled so units start earning as they are ready rather than all at once.

What portfolio owners ask
- Can a whole building be run as holiday homes in Dubai?
- Yes. Each unit needs its own holiday home permit from the Department of Economy and Tourism, and a licensed operator can hold permits across a whole building. Some master developers and owners' associations set their own rules, so we check the building first. Hotel apartments are a separate licence category with different requirements.
- What is build to rent in Dubai?
- Build to rent means a building developed or bought to be held and let rather than sold unit by unit. In Dubai it has grown as large landlords and developers buy whole buildings for rental income. The operating question is the same at any size: how to keep every unit let, maintained and compliant.
- Do you manage units across different buildings as one portfolio?
- Yes. Many portfolio owners hold units in several towers. We run them under one agreement, with one statement covering every unit, broken down unit by unit.
- Can you work with developers on a rental programme for buyers?
- Yes. We can operate retained or unsold stock from handover and run a rental programme that a developer offers its buyers, so units are licensed, furnished and earning from the start.
- How are portfolio terms set?
- Terms are agreed per portfolio rather than published, because they depend on the number of units, where they are, their condition and the letting mix. We set them out in writing after the portfolio review, before anything is signed.
