Airbnb property management in Dubai
fäm Living is an Airbnb management company in Dubai. We list your apartment or villa on Airbnb, Booking.com and our own site, and run every stay with our own team: the permit, pricing, guests, cleaning and maintenance. You keep the ownership and see every booking and payout.
fäm Living is the holiday homes company of fäm Properties, licensed by Dubai’s Department of Economy and Tourism (permit 678089).

Airbnb in Dubai, done properly
Short stays in Dubai are legal and regulated. Each home is registered as a holiday home, every guest is registered on arrival, and the home has to meet the standard for its category. Owners who list without a permit risk fines and having the listing removed, so the permit comes first.
After that, results come from the work done every day: pricing that moves with demand, fast replies to guests, a spotless home at every check-in and repairs made before they turn into reviews. That is what we do, with our own team on the ground rather than subcontractors.
Co-hosting or full management
Some owners only want help with messages or cleaning. Most want the whole job done. We run the home end to end, so there is one team responsible for every stay and nothing falls between two providers.
Short-term rental and vacation rental management
Airbnb management, short-term rental management, vacation rental management and holiday home management are the same service under different names. In Dubai the legal name is a holiday home, and every one needs a permit from the Department of Economy and Tourism, whichever platform the guests book on.
A short-term rental property management company should take on the whole job: the permit, furnishing, listings on Airbnb, Booking.com and its own site, pricing, guests, cleaning, maintenance and monthly payouts. That is how we work, for single apartments, villas and whole portfolios.

Straight answers
Airbnb management questions
- What does an Airbnb management company do in Dubai?
- It runs your home as a licensed holiday home: the permit, photos and listings, pricing, guest messages, registration and check-in, cleaning, maintenance, and a statement and payout for you. fäm Living does all of this with its own team.
- Do I need a licence to put my Dubai apartment on Airbnb?
- Yes. Every home let for short stays in Dubai needs a holiday home permit from the Department of Economy and Tourism. We register it for you under our operator licence, so you do not need one of your own.
- Is Airbnb legal in Dubai?
- Yes, when the home holds a holiday home permit from the Department of Economy and Tourism and the building accepts short stays. Letting on Airbnb without a permit carries fines. We check your building, register the home under our operator licence and keep the permit renewed.
- I live outside the UAE. Can you manage my Airbnb in Dubai?
- Yes. We hold the permit, the keys and the day-to-day, and you see every booking, statement and payout in the owner portal from wherever you are. When you visit, block your dates and the home is ready for you.
- What happens if a guest damages my apartment?
- Every guest is screened and registered before arrival, and the home is checked against its inventory after every stay. If something is damaged, we record it with photos, arrange the repair and raise the claim with the guest or the booking platform. You see it on your statement.
- Is Airbnb management the same as short-term or short let management?
- Yes. Airbnb management, short-term rental management, short let management, vacation rental management and holiday home management all describe the same service in Dubai: running a licensed holiday home for guests who stay from a night to a few months. Airbnb is one of the platforms the home is listed on.
- Which platforms will my home be listed on?
- Airbnb, Booking.com and the fäm Living website, where guests book direct with no platform fee. Listing on more than one channel fills more nights than Airbnb alone.
- Can my apartment take monthly guests as well as Airbnb stays?
- Yes. We run each home on whatever pays better at the time: nightly in the busy months and around events, monthly when long-stay demand is stronger. A month-long guest is a holiday home booking, not a tenancy.
- Can I still use my apartment myself?
- Yes. Block your own dates in the owner portal whenever you want to stay, and we keep them off every platform.
- How do I choose an Airbnb property management company in Dubai?
- Check four things in writing: that the company holds a Department of Economy and Tourism operator licence and registers your home under it, the full fee basis and what is charged on top, the contract length and exit terms, and whether you can see every booking and payout yourself. Ask who checks guests in and who fixes things at night. fäm Living answers each of these before you sign.
- I just got the keys to a new apartment. Can it go on Airbnb straight away?
- Not straight away. A new unit needs snagging, utilities, furnishing, the building's approval for short stays and a holiday home permit first. We handle each step and give you a written plan with dates, so the apartment is listed as soon as it is ready.
- How much does Airbnb management cost in Dubai?
- Our terms are agreed per property rather than published, because what is fair depends on the unit, the building and what you want us to handle. We set them out in writing after a free consultation, before you sign anything.
