Holiday home management in Jumeirah Village Circle
Jumeirah Village Circle is where guests come to stay a while: families, remote workers and people new to Dubai who want space and quiet for a month or more. fäm Living runs JVC apartments for exactly those guests, by the night and by the month.
fäm Living is the holiday homes company of fäm Properties, licensed by Dubai’s Department of Economy and Tourism.
Why JVC works as a holiday home
JVC is a residential community rather than a tourist district, and that is its strength. Guests choose it for more space for the money, quiet streets, parks, supermarkets and schools close by, which is what a long stay needs.
That brings a different guest from the city-centre towers. Families on a winter stay, people relocating for work while they look for a home, and remote workers who want a proper apartment rather than a hotel room. They book longer, they treat the home as theirs for a while, and many extend.
For an owner, longer stays mean fewer changeovers, less wear between guests and a calendar that is easier to fill through the quieter months.
Nightly and monthly, in one plan
We do not force a JVC apartment into one kind of let. We run it by the night when short stays pay best, around holidays and events, and by the month when long-stay demand is strongest, which in JVC is much of the year.
Monthly guests can book online or arrange their stay with our team directly. Either way the apartment is licensed as a holiday home, so a month-long guest is a booking, not a tenancy, and the home comes back to you when the stay ends.
What we do for a JVC owner
We register the unit for its holiday home permit, help furnish it to a standard long-stay guests expect, with a working kitchen, a desk and laundry, carry out a full inventory, photograph it and list it on our own site and the major platforms.
Then we run it: pricing that moves with demand and the length of stay, guest screening and ID checks, in-person check-in by our team, cleaning and linen, and maintenance handled before it reaches you.
You see bookings, statements and payouts in the owner portal, and you can block your own dates whenever you want to use the apartment.
Is your apartment a good fit?
Studios to three-bedroom apartments in good condition do best, especially newer buildings with a pool and gym. One and two bedrooms suit the couples and small families who make up much of JVC's long-stay demand. Unfurnished is fine, since furnishing is part of what we do.
Some buildings have their own rules on short stays or need a no-objection certificate from the developer or owners' association. We check that for your building before anything else.
What your unit could earn depends on the building, the layout and the mix of nightly and monthly stays, so we quote from what comparable homes actually earned rather than from a rule of thumb.

Straight answers
Owners in JVC ask
- Can I rent out my JVC apartment as a holiday home?
- In most buildings, yes, once the unit holds a holiday home permit from Dubai's Department of Economy and Tourism. Some buildings have their own rules or need a no-objection certificate, so the first step is checking yours, which we do in the free consultation.
- Who manages Airbnb apartments in Jumeirah Village Circle?
- fäm Living runs holiday homes in JVC, listed on Airbnb, Booking.com and our own site. We handle the permit, furnishing, photography, pricing, guests, cleaning and maintenance, and you keep the ownership and the income.
- Is JVC better for monthly stays or short holidays?
- Both work, and JVC leans towards longer stays. Families, remote workers and people relocating choose it for the space and quiet, so we let JVC homes by the night and by the month, whichever earns more for your unit at the time.
- Is a monthly guest a tenant?
- No. A licensed holiday home stay of a month or more is a booking, not a tenancy. There is no Ejari or twelve-month lease, and the apartment comes back to you when the stay ends.
- What does holiday home management cost in JVC?
- Our terms are agreed per property rather than published, because what is fair depends on the unit, the building and what you want us to handle. We set them out in writing after the consultation, before you sign anything.
