Holiday Homes in Bayz by Danube, Business Bay
4 min read
Bayz by Danube is one of the Business Bay towers where fäm Living already runs holiday homes. If you own a studio or apartment here, or you have bought in one of the newer Bayz towers that are still being built, this is how we would run it for you.
The building
Bayz by Danube is a residential tower in Business Bay, developed by Danube Properties and completed in 2021. Most of its homes are studios, with one, two and three-bedroom apartments as well. Residents share a pool, gym, steam room and sauna, a barbecue area and a children's play area, with covered and valet parking and building security. Many homes have views over the canal or towards the Burj Khalifa.
The tower is close to a metro station, which matters more for a holiday home than most owners expect.
Why the metro matters
Many guests who stay a week or a month do not rent a car. A short walk to the metro means they can reach the airport, Downtown, Dubai Marina and the rest of the city without paying for a taxi every time, and a listing that says so answers one of the first questions they ask.
It also widens the kind of guest the building suits: students, interns, people on a first posting and travellers watching their budget, alongside the couples and families who come for the views.
Built for longer stays
A gym, a sauna, a barbecue area and a children's play area are the facilities that make a building feel like home for a month rather than a hotel for a weekend. That makes Bayz a good fit for monthly guests: people relocating to Dubai, people working on a project, and families waiting for a permanent home.
We list homes here for those stays as well as for short holidays, and we write each listing around what a longer-stay guest needs to know.
We already know the building
fäm Living runs studios in Bayz by Danube today. We know how guest access works with the building, how the management office prefers to be contacted, which views guests ask for, and what the building's own rules say about short stays.
For an owner that shortens everything. We do not need to learn the tower before your first guest arrives, and our team in the area can reach the building quickly when something needs attention.
What we do for an owner here
We register your home for its holiday home permit with the Department of Economy and Tourism, help furnish it to a standard that photographs well and lasts, carry out a full inventory, photograph it properly, and list it on our own site and the major platforms.
Then we run it. Pricing moves with the season, Dubai's event calendar and the length of each stay. Every guest is checked before arrival and looked after during the stay. The home is cleaned and the linen changed between every booking, and maintenance is handled before it becomes your problem.
You see every booking, statement and payout in the owner portal, and you can block your own dates whenever you want to use the home yourself.
Bought in a newer Bayz tower?
Danube has newer Bayz towers under construction in Business Bay. If you have bought in one, the best time to plan the holiday home is before handover, not after. We can tell you what guests in Business Bay book for, what the furnishing will need to include, and how long the permit and setup usually take, so the home can start earning soon after the keys arrive.
There is no cost to that conversation and no commitment until you sign a management agreement.
Nightly, monthly or both
A home in this tower can earn from short stays and from month-long guests. We run each unit on whichever pays better at the time, and many do best with a mix: nightly stays in the busy winter season, monthly guests the rest of the year.
A month-long guest in a licensed holiday home is a booking, not a tenancy. There is no tenancy contract to register, and the home comes back to you when the stay ends.
Before you decide
What your home could earn depends on its layout, floor, view and condition, and on the season. We quote from what comparable homes have actually booked rather than from a rule of thumb, and we set our terms out in writing after a free consultation, before you sign anything.
If your home is let to a yearly tenant today, we can plan the switch for when the tenancy ends. If it is empty, we can usually start with the permit and furnishing straight away.
