For owners in Business Bay
Holiday home management in Business Bay
Business Bay is where fäm Living operates the largest share of its homes. If you own an apartment here, we already know the towers, the guests who stay in them and what it takes to keep a unit booked.
fäm Living is the holiday homes company of fäm Properties, licensed by Dubai’s Department of Economy and Tourism.
Why Business Bay works as a holiday home
Business Bay sits directly south of Downtown Dubai, either side of the Dubai Water Canal. For a guest that position is the whole appeal: the Burj Khalifa and The Dubai Mall are the next district over, the metro and Sheikh Zayed Road are on the doorstep, and the rates are not Downtown rates.
That gives an apartment here two kinds of guest rather than one. Holiday visitors come for the views and the location; business travellers come because a large share of the city's offices are here. The second group books on weekdays and outside the holiday season, which is what keeps a calendar from emptying between peaks.
It also suits longer stays. The towers are residential buildings, so a guest gets a full kitchen, a washing machine and the building's pool and gym. Those are the things that make someone choose an apartment over a hotel for a month, and they are already in your unit.
What we do for a Business Bay owner
We take the whole operation off your hands. We register the unit for its holiday home permit, help furnish it to a standard that photographs well and lasts, shoot it, and list it on our own site and the major platforms.
From then on we run it: pricing that moves with demand and the event calendar, guest screening and ID checks, in-person check-in by our team in Dubai, cleaning and linen between every stay, and maintenance handled before it becomes your problem.
You see everything in the owner portal, from bookings to statements and payouts, and you can block your own dates whenever you want to use the apartment yourself.
Buildings we already run here
We operate homes across several Business Bay towers, including Elite Business Bay Residence, Upside Living, MAG 318 and Bayz by Danube. Knowing a building matters more than it sounds: the access arrangements, the management office, which units get the canal or the Burj view, and what guests in that tower ask for.
If your apartment is in one of those buildings, we can talk about it in specifics from the first call. If it is in another tower, the same applies once we have seen it.
Is your apartment a good fit?
The units that perform best as holiday homes are studios to three-bedroom apartments in good condition, newly built or recently renovated. Unfurnished is fine, since furnishing is part of what we do, and a view helps, though it is not essential.
Some towers restrict or prohibit holiday homes, and some require a no-objection certificate from the developer or owners' association. That is a building-level question, and it is one of the first things we check.
The honest answer to what your unit could earn depends on the building, the layout and the season. That is why we quote from what comparable homes actually earned rather than from a rule of thumb.

Straight answers
Owners in Business Bay ask
- Can I rent out my Business Bay apartment as a holiday home?
- In most towers, yes, once the unit holds a holiday home permit from Dubai's Department of Economy and Tourism. Some buildings restrict short stays or require a no-objection certificate, so the first step is checking your tower. We do that as part of the free consultation.
- Who manages Airbnb apartments in Business Bay?
- fäm Living runs holiday homes across Business Bay, listed on Airbnb, Booking.com and our own site. We handle the permit, furnishing, photography, pricing, guests, cleaning and maintenance, and you keep the ownership and the income.
- Which Business Bay buildings do you manage holiday homes in?
- We already run holiday homes in Business Bay towers including Elite Business Bay Residence, Upside Living, MAG 318 and Bayz by Danube, and we take on apartments in other towers across Business Bay too. Tell us your building and we check its rules on short stays first, before anything else.
- Do you offer vacation rental management in Business Bay?
- Yes. Vacation rental, short-term rental and holiday home management are the same service in Dubai. In Business Bay, fäm Living licenses the apartment, furnishes and lists it, prices it through the season, checks in guests, and handles cleaning and maintenance, with every booking and payout in your owner portal.
- Is Business Bay a good area for Airbnb?
- Yes, for most apartments. Business Bay sits next to Downtown Dubai, so holiday guests book it to be close to The Dubai Mall and the Burj Khalifa, and it is one of the city's main office districts, so professionals and relocating families book it by the month all year, summer included. Units with a skyline or canal view and a building pool tend to do best.
- Are short term rentals allowed in Business Bay?
- Yes, as licensed holiday homes. Each unit needs a holiday home permit from the Department of Economy and Tourism, and the building has to accept short stays. Some towers have their own rules, so we confirm your building's position in writing before anything is listed.
- Is holiday home property management different from regular property management?
- Yes. Regular property management in Dubai looks after a yearly tenancy: finding a tenant, Ejari, rent collection and repairs. Holiday home property management runs the unit as a licensed short stay, with pricing, guests, check-in, cleaning and linen between every stay. fäm Living runs holiday homes and monthly stays, and fäm Properties, our group's real estate company, handles yearly leasing if that suits your Business Bay apartment better.
- Do I need to furnish the apartment first?
- No. Many owners come to us with an unfurnished unit. We help furnish it to our standard, then carry out a full inventory check before the first guest arrives.
- Can I still use the apartment myself?
- Yes. You can block your own dates in the owner portal whenever you want to stay, or keep it free for family and friends.
- What does holiday home management cost in Business Bay?
- Our terms are agreed per property rather than published, because what is fair depends on the unit, the building and what you want us to handle. We set them out in writing after the consultation, before you sign anything.
