Society House Short Term Rental Guide

4 min read

Society House is one of the newest towers in Downtown Dubai, in sight of the Burj Khalifa. Owners are taking the keys now and deciding whether to let by the year or by the night. This is how a Society House apartment becomes a licensed short term rental, and what fäm Living does at each step.

The building, in short

Society House is Invest Group Overseas' 52-storey tower in Downtown Dubai, with 404 homes from studios to three-bedroom apartments and duplexes. Units come fully furnished or semi-furnished.

Its amenities are the kind guests search for: an 82-foot lap pool, four vertical gardens, padel courts, a golf simulator, a private cinema and a residents' lounge. In a listing, those are worth as much as the view.

Why Downtown suits a short term rental

Downtown is the district built around the Burj Khalifa, The Dubai Mall and the fountain. It is the address most first-time visitors picture and search for by name, which keeps a well-run apartment here in front of guests all year.

Demand is broad: families on a first trip, couples on a short break, visitors for New Year and the big events, and business travellers who want the city's best-known address. It also carries the highest expectations, so the apartments that do well are the ones run to that standard on every stay.

Short term or yearly let?

A yearly tenant brings one rent, paid in cheques, and an apartment you cannot use for a year. A short term rental earns by the night or the month, moves its price with the season and the events calendar, and stays available for your own visits.

It also takes more work: guests, cleaning, pricing, permits and maintenance. That is the work an operator does for you. Many Society House owners will choose short term for the flexibility and the Downtown demand; the right answer depends on your unit and your plans, and we will tell you honestly which suits yours.

Fully furnished or semi-furnished

A fully furnished unit is close to ready. We add what guests notice, such as good linen, blackout curtains, a properly equipped kitchen and a work desk, and then carry out a full inventory.

A semi-furnished unit needs the rest of the furniture chosen to a standard that photographs well and lasts. Furnishing is part of what we do, and we tell you what we would buy, and why, before anything is ordered.

Permit and building approval

Every apartment let by the night in Dubai needs a holiday home permit from the Department of Economy and Tourism, and the building's management has to accept holiday home use. When fäm Living runs your apartment, it is registered under our operator licence, and we check the building's position first.

What we do for a Society House owner

We photograph the apartment at the hour its view of the city looks best, list it on our own site and the major platforms, and price it for the season, the events calendar and the length of each stay.

Every guest is checked before arrival and met by our team. The apartment is cleaned and the linen changed between stays, and maintenance is handled before it becomes your problem. You see every booking, statement and payout in the owner portal and can block your own dates at any time.

fäm Living already operates across Downtown and Business Bay, just across the canal, so our team, cleaners and maintenance people are in this part of the city every day.

Making a new Downtown apartment stand out

Many Society House apartments will reach the market in the same months, with similar layouts and the same building. Guests choose between them on the photographs, the reviews and how quickly someone answers their questions.

We photograph each apartment at the hour its view looks best, write the listing around what that unit offers, from the floor and the outlook to the pool and padel courts downstairs, and answer guests within minutes. Over a year, those small differences decide how full the calendar is.

If you live outside Dubai

Many Downtown owners bought from abroad. You do not need to fly in: we can handle the walk-through, the furnishing, the permit, the photographs and the listings, and keep you informed in writing at each step. Once the apartment is live, everything is in the owner portal, wherever you are.

Society House owners: the handover offer

fäm Living is onboarding Society House owners now, with a handover offer for owners who sign this year. The terms are on our Society House page, and we set them out in writing after a free consultation, before you sign anything.
