Corporate Apartments in Dubai, by the Month

4 min read

Companies that bring people to Dubai for a project, a secondment or a new job often house them in furnished apartments booked by the month: a whole home with bills and Wi-Fi included, no yearly lease, and one point of contact for the company.

Short answer

Corporate apartments in Dubai are furnished homes that a company books for an employee, a contractor or a project team for weeks or months at a time. In practice most of them are licensed holiday homes run by an operator, booked by the month rather than leased by the year.

They suit stays that are too long for a hotel and too short or too uncertain for a yearly lease: a three-month project, a new hire who needs a base while they find a home, or a team that rotates through the city.

Why companies choose apartments over hotels

A hotel room works for a short trip. For a month or more, staff need a kitchen, a washing machine, a desk and somewhere to switch off that is not the room they work in. A furnished apartment gives them all of that, in a residential building with a pool and gym.

It also tends to be easier to keep people for the length of the assignment. Someone living in a real home settles faster, eats better and is less likely to ask to go home early than someone living out of a suitcase in a hotel corridor.

For a team, two or three apartments in the same building or the same area can keep people together without sharing a room, with one operator looking after all of them.

Why not a yearly lease

A yearly lease in Dubai means a commitment of a full year, usually an unfurnished home, utility and internet connections to set up, and fees at the start. For an assignment that may end early, be extended or change shape, that is a lot to take on.

A monthly booking in a licensed holiday home avoids it. The apartment arrives furnished and connected, the stay is a booking rather than a tenancy, and it can be extended or ended at the end of a booking without breaking a lease.

Choosing the area

Start from where people will work. Business Bay and Downtown Dubai sit in the middle of the city, close to many offices, with the metro and plenty of places to eat. Dubai Marina and JBR suit people working towards the west of the city who want the beach after work.

City Walk is low-rise and walkable, between Downtown and Jumeirah. Jumeirah Village Circle is quieter and more residential, with more space, and suits people who drive or who are bringing a family.

Commute times in Dubai change a lot with the hour of the day, so check the journey at rush hour before you commit a team to an area for months.

What to check before you book for staff

Check that every apartment holds a holiday home permit from the Department of Economy and Tourism. A licensed operator registers each guest, which matters when the company is responsible for where its people stay.

Ask exactly what the monthly price includes: utilities, air conditioning, Wi-Fi, linen, housekeeping during the stay, and the building's pool and gym. Ask how the security deposit works and who pays it.

Ask who the employee calls when something breaks, at what hours, and how quickly someone comes. For a month-long stay that matters more than any photo.

If the company is paying, ask how bookings can be made and paid for on the company's behalf, and what paperwork the operator can provide for your finance team.

Making the stay work for the employee

Send the employee the address, check-in details and the operator's contact before they fly, so arrival is the easy part of the trip. A good operator meets them or makes sure they get in, and shows them the apartment.

If the stay may run longer, ask about extending early. Popular areas fill up in the winter season, and it is easier to keep someone in the same apartment than to move them halfway through a project.

When the assignment turns into a permanent move, the monthly stay becomes the base from which the employee looks for a yearly home.
