Short answer

Most people who move to Dubai do not sign a yearly lease in their first week. They need somewhere to live while they learn the city, start work, sort out paperwork and choose an area. A hotel is expensive for that and has no kitchen. A yearly lease needs commitment, furniture and utility connections before you know where you want to live.

A furnished monthly stay sits in between: a whole apartment, ready to live in, booked for a month or a few months at a time.

Why not a hotel

A hotel is fine for a week. For a month or more it gets hard: one room, eating out every meal, no washing machine, no space to work. Families feel it most.

A furnished apartment gives you separate bedrooms, a kitchen, laundry and a living room, in a residential building with a pool and gym. You live like a resident from day one, which is also the best way to find out whether the area suits you.

Why not a yearly lease straight away

A yearly lease in Dubai usually means a commitment of a full year, an unfurnished or part-furnished home, utility and internet connections in your name, and agency fees. All of that is worth doing once you know which area you want to live in, and is hard to undo if you choose wrong.

A monthly stay lets you live somewhere first and decide afterwards. Many people stay in one area for a month, try another, then sign a lease in the one that fits.

Areas that suit new arrivals

Business Bay and Downtown Dubai put you in the middle of the city, close to many offices, with the metro, restaurants and shops on the doorstep. They suit people who want to walk to things and be close to work.

Jumeirah Village Circle is quieter and more residential, with parks, supermarkets and schools nearby, and more space for the money. It suits families and people who drive.

City Walk sits between Downtown and Jumeirah, low-rise and walkable, with a good choice of places to eat. Dubai Marina suits people who want the beach and an evening promenade after work.

Using the first month well

The first month in a new city is busy. Most new arrivals spend it on residence paperwork, a local bank account, a phone line and, for families, school visits. Having a settled base with a kitchen and a desk makes all of that easier than living out of a suitcase.

Use the month to test the things that matter for a long-term home: the commute to work at rush hour, the walk to a supermarket, the noise at night, how far the school run really is. A week of living somewhere tells you more than any number of viewings.

If the first area is not right, book the next month somewhere else. That is the advantage of not having signed a lease yet.

What a monthly stay includes

In a licensed holiday home, a monthly stay normally includes the furnished apartment, utilities, air conditioning and Wi-Fi, linen and towels, and access to the building's pool and gym. Housekeeping during the stay may be included or available on request; ask what is offered.

Because the home is licensed as a holiday home, a monthly guest is a booking, not a tenant. There is no tenancy contract to register, and you can extend or leave at the end of the booking.

What to check before you book

Check that the home is licensed by the Department of Economy and Tourism. Ask exactly what the monthly price includes, how the security deposit works, and how you extend if you need longer.

Ask who you call if something breaks, and how quickly they come. For a month-long stay, a responsive local team matters more than anything in the photos.

If your employer is paying, ask whether the operator can invoice the company directly.
