Where JVC is, and who lives there

JVC sits inland in the newer part of the city, between Al Khail Road and Sheikh Mohammed Bin Zayed Road, laid out as a ring of low-rise apartment buildings, townhouses and villas around a green centre.

It is a residential community rather than a destination, and that is the honest description of it. People live here: families, couples, and a large share of Dubai’s long-stay residents. It has its own mall, its own supermarkets, its own parks and its own schools, and most of what happens in JVC is people going about an ordinary week.

For a visitor that is either exactly right or exactly wrong. If you want to be in the middle of Dubai’s sights, this is not it. If you want space, quiet and a great deal more apartment for the money, it is one of the better decisions available.

Who it suits

It suits long stays more than short ones. A month in JVC in a two-bedroom apartment with a park at the end of the road is a different proposition from a month in a tower, and it costs less.

It suits families, for the same reasons families live here — space, quiet streets, parks, and a community built around people who are staying rather than visiting.

It suits anyone working in the newer business districts inland, which are closer from here than from the coast.

It does not suit a short sightseeing trip. The attractions are all a drive away, and on three or four nights that time adds up to a meaningful part of the holiday.

Getting around

JVC has no metro station, and a car is genuinely useful here in a way it is not in central Dubai. Both of the major inland highways run alongside the community, so getting out of it is easy in any direction.

Taxis and ride-hailing reach JVC without difficulty, and within the community itself distances are short. The layout is a circle, which is either intuitive or maddening depending on the day.

The coast, Downtown and the airport are all drives rather than walks. That is the trade being made, and it is the reason the same apartment costs less here.

What the apartments are like

JVC is mostly low-rise apartment buildings — a handful of floors rather than dozens — mixed with townhouses and villas. The buildings are newer than much of Dubai, because the community itself is.

Apartments here tend to be larger for the money than their equivalents nearer the water, which is the practical reason to stay. Full kitchens, in-home laundry, and living rooms with room in them. Most buildings have a pool and a gym.

What is available changes with the dates, and JVC has fewer homes in our portfolio than Business Bay or City Walk, so it is worth checking early for a specific week.
