What Dubai Hills is
Dubai Hills Estate is a master-planned community developed by Emaar, part of the wider Mohammed Bin Rashid City. It sits inland, between Al Khail Road and Umm Suqeim Street, with Al Barsha on one side and the road towards Downtown on the other.
It was planned around open space. A championship golf course runs through the middle, a long central park with walking and cycling paths runs alongside it, and the residential neighbourhoods are arranged around both. For Dubai, it is unusually green.
It also has its own large mall, its own schools and a hospital, so it works as a complete neighbourhood. People move here to settle, and the community is built for daily life rather than for tourists.
Who it suits
It suits families particularly well. Parks, playgrounds, cycling paths and quiet residential streets are the whole design of the place, and the mall covers most everyday needs without a long drive.
It suits longer stays. The homes are residential, with full kitchens and laundry, and a month here feels like living in one of Dubai’s most settled neighbourhoods rather than staying in a tourist district.
It suits anyone who wants to be central without being in the middle of the crowds. Downtown, Business Bay and Al Barsha are all a short drive, and the main roads out of the community are direct.
It suits a beach holiday less well. The coast is a drive away, and if the sea is the point of the trip there are better places to be based.
Getting around
Dubai Hills is not on the metro, and most people who live here drive. Al Khail Road and Umm Suqeim Street run along its edges, which makes Downtown, Business Bay and the coast straightforward to reach by road.
Taxis and ride-hailing come into the community without difficulty. Within it, the central park and its paths make walking and cycling genuinely pleasant in the cooler months, though the community is large enough that getting from one side to the other is usually a short drive.
The airport and the older parts of the city are a drive along the main highways.
What the homes are like
Dubai Hills has both apartments and villas. The apartments are in modern mid- and high-rise buildings, many near the park or the mall, and many of them look out over the greenery or the golf course. The villas and townhouses sit in their own quieter neighbourhoods.
They are residential homes, so a full kitchen, laundry in the home and real living space. Apartment buildings typically have a pool and a gym for residents, and guests in our homes use them as residents do.
The community is relatively new, and the finishes reflect that. Which homes are free, and what they look out on, changes with the dates, so the best guide is to put your dates in and see.
When to come
Dubai’s comfortable months run from about November to March, and in a community built around parks and paths that is when Dubai Hills is at its best: walks in the evening, cycling in the morning, and time outside every day.
Summer is very hot, and outdoor life shrinks to early mornings and late evenings, with the pool and the mall doing the rest. Rates fall to match, which makes a long summer stay better value.
