What JBR actually is

JBR is a long strip of residential towers built along the beach on Dubai’s western coast. On one side is the sea and a wide public beach; on the other is Dubai Marina, so the district sits between the city’s busiest waterfront and the Gulf itself.

Running along the front of the towers at ground level is The Walk, a pedestrian boulevard of cafés, restaurants and shops, and below it the beachfront itself, with open sand, outdoor dining and space to sit by the water. In the cooler months it is one of the liveliest places in Dubai, day and night.

Offshore sit Bluewaters Island and, a little further along the coast, Palm Jumeirah. From the upper floors of the towers the view is of open sea in one direction and the Marina skyline in the other.

Who it suits

It suits a beach holiday in the middle of things. The sand is directly in front of the buildings, and food, coffee and an evening walk are all at street level rather than a drive away.

It suits families who want the beach every day without the isolation of a resort, and groups of friends who want to be where the people are. Children can spend the morning on the sand and the afternoon by the building’s pool without anyone needing a taxi.

It suits longer stays well. The apartments are residential homes with full kitchens and laundry, and between JBR and the Marina behind it there are supermarkets, pharmacies and gyms for an ordinary week.

It suits less well anyone after calm. The Walk is busy, the beach is popular at weekends and in winter, and the roads around the towers fill up at the obvious times. For quiet, the Palm fronds or an inland community will be a better match.

Getting around

The Dubai Tram runs along the inland side of JBR and links it with Dubai Marina, the Palm Jumeirah monorail and the Dubai Metro, so the rest of the city is reachable without a car.

Taxis and ride-hailing are always nearby, and within the district everything is on foot: The Walk, the beach and the Marina promenade join up into one long walk by the water.

Downtown, the older parts of the city and the airport are on the other side of Dubai. The metro reaches them along the Red Line, and by road it is a straight run along Sheikh Zayed Road outside the rush hours.

What the homes are like

Almost every home in JBR is an apartment in one of the residential towers along the beach. They are large, established buildings, and most have a pool deck and gym for residents.

The towers are among the older residential buildings on this stretch of coast, and that tends to show in the layouts: rooms are often generous, with balconies looking at the sea or across to the Marina. Which way a home faces makes a real difference to the stay, so it is worth checking the listing.
