Jumeirah Village Triangle, usually shortened to JVT, is a quiet residential community of villas, townhouses and low-rise apartments in the newer, inland half of Dubai, next door to JVC.

Where JVT is, and what it is like

JVT sits inland, beside Jumeirah Village Circle and close to Sheikh Mohammed Bin Zayed Road. It takes its name from its shape: where JVC is laid out as a ring, JVT is a triangle, with residential streets running in from the main roads around its edges.

It is one of the greener and calmer communities in this part of the city. Much of it is villas and townhouses with gardens, and the apartment buildings that sit among them are low-rise rather than towers. The streets are residential, the traffic is local, and there are parks and play areas spread through the community.

It is a place people live rather than a place people visit, and that is the honest pitch. There is no promenade and no landmark. What there is, is space, quiet and a residential neighbourhood with its own shops and services, at a lower cost than the same home nearer the coast.

Who it suits

It suits families above all. Quiet streets, gardens, parks within walking distance and schools in the surrounding communities are the reasons families choose JVT to live in, and they are the same reasons it works for a longer family stay.

It suits long stays in general. A home here gives you more room for the money than a central district, and a month in a residential neighbourhood with a supermarket down the road is closer to living in Dubai than holidaying in it.

It suits anyone working in the inland business districts or the areas along the southern highways, which are closer from here than from the coast.

It does not suit a short sightseeing trip. The beach, Downtown and the old city are all drives, and on a few nights that driving takes a real share of the holiday.

Getting around

JVT is not on the metro, and a car makes life noticeably easier here. Sheikh Mohammed Bin Zayed Road and the other main inland routes are close by, so getting out in any direction is straightforward.

Taxis and ride-hailing reach the community without difficulty, and that is how most visitors without a car get about. Within JVT itself distances are short, and the residential streets are pleasant to walk in the cooler months.

Dubai Marina, the beaches and Downtown are drives rather than walks. That is the trade, and it is a large part of why the same space costs less here.

What the homes are like

JVT is a mix of villas, townhouses and low-rise apartment buildings. The villas and townhouses tend to be family homes with gardens; the apartments are in compact buildings of a few floors, many of them newer than much of Dubai.

Whatever the type, these are residential homes rather than hotel rooms: a full kitchen, laundry in the home, and living space you can spread out in. Most apartment buildings have a pool and a gym for residents, and guests in our homes use them as residents do.
