Where Canal Front Residences is
Canal Front Residences sits on the bank of the Dubai Water Canal in Al Wasl, the established residential area between Downtown Dubai and the Jumeirah coast. The canal runs from Business Bay out to the sea at Jumeirah, and the development faces onto it.
It is a modern residential community of apartment buildings rather than a single tower, built with the water in mind. Along the canal there is a promenade for walking, running and cycling, and the waterfront is the reason most people choose to stay here.
Around it is some of the most settled, green part of central Dubai: villa streets, parks and the low-rise neighbourhoods of Al Wasl and Al Safa, with City Walk close by.
Who it suits
It suits people who want central Dubai with space to breathe. You are close to Downtown and Business Bay, but you look out over water and a promenade rather than a highway.
It suits families and couples who like to be outdoors, because the canal path is right there for an early walk, a run or a cycle when the weather allows.
It suits longer stays. The homes are residential apartments with full kitchens and laundry, and the surrounding neighbourhoods have the supermarkets, pharmacies and everyday services a month in the city needs.
It is less suited to anyone who wants nightlife on the doorstep. This is a residential setting, and the evenings are calm.
Getting around
Canal Front Residences is not on the metro itself. The Red Line runs along Sheikh Zayed Road nearby, and taxis and ride-hailing are the way most residents and guests get about.
Rides are short in most directions: Downtown, Business Bay, City Walk and the Jumeirah beaches are all close, and Sheikh Zayed Road gives a direct run to the Marina and the airport.
Along the canal itself you walk or cycle, and in the cooler months that is one of the pleasures of staying here. In summer the promenade is for early mornings and evenings.
What the apartments are like
The homes are apartments in recently built residential buildings, finished to a modern standard. Many look over the canal, and some have views towards the Downtown skyline.
As residential homes, they come with a full kitchen, laundry in the apartment and proper living space. The buildings have facilities for residents, such as a pool and a gym, and guests in our homes use them as a resident would.

What staying with fäm Living is like
Every home we run is licensed with Dubai’s Department of Economy and Tourism and registered on the Holiday Homes system, the permit that makes a short stay in a Dubai apartment above board.
A member of our Dubai team checks you in in person, and every home is cleaned to the same standard before you arrive. If something stops working during your stay, someone local comes to sort it.
Book directly and you pay the nightly rate plus cleaning, with no platform service fee. The price is worked out for your exact dates, and a longer stay brings the rate down.
