Holiday Home Management Companies in Dubai

Dubai has many holiday home management companies, and from the outside they look alike. The differences that matter to an owner show up in the licence, the contract and how the apartment is actually run, and a few direct questions bring them out.

Short answer

Choose a holiday home management company in Dubai by checking five things: that it holds its own operator licence with the Department of Economy and Tourism, that its contract is clear on fees, minimum term and how you leave, that it runs pricing and guests itself, that its own team cleans and maintains the home, and that you can see every booking and payout in an owner portal.

Ask for those in writing before you sign. A good operator will answer each one plainly.

1. The licence

Short stays in Dubai are regulated. Each apartment needs a holiday home permit from the Department of Economy and Tourism, and the company running it should hold its own operator licence. Ask for the licence number and check it.

Ask too who holds the permit for your unit and what happens to it if you change operator. You want the registration handled for you, and a clean handover if you ever move on.

2. The contract

Read three clauses before anything else: the fee and exactly what it covers, the minimum term, and the notice you must give to leave. A fee that looks low can grow with charges for cleaning, linen, restocking and maintenance call-outs, so ask for a list of everything that is billed to you on top.

Check who owns the listing, the photos and the reviews if you end the contract. An operator that keeps them leaves you starting from zero.

3. Pricing and bookings

Most of what an apartment earns is decided by pricing: how rates move with the season, events, weekends and the length of a stay, and how gaps between bookings are filled. Ask how the company sets prices, how often they change, and whether monthly stays are part of the plan.

Ask where the apartment is listed. The major platforms bring volume, and a company's own website brings direct bookings without a platform fee.

4. Guests

Ask how guests are screened, whether ID is checked before arrival, whether a security deposit is taken, and who meets guests at check-in. In-person check-in by the company's own team is the strongest protection an owner has.

Ask what happens when something goes wrong at night or on a holiday. Someone local should answer.

5. Cleaning and maintenance

Ask whether cleaning and linen are done by the company's own team or subcontracted, and how quality is checked between stays. Ask how small repairs are handled, who approves larger ones, and how you are told.

A good operator fixes small things before they reach you and asks before spending real money.

6. Reporting and access

You should see every booking, every payout and every charge in an owner portal, not only in a monthly email. Ask for a sample statement.

Ask how you block dates for your own use, and how much notice you need to give.

Red flags

No operator licence number, or a vague answer about who holds the permit.

Earnings promised before anyone has seen the apartment or the building.

A long minimum term with a heavy exit penalty.

Cleaning and check-in handed to whoever is cheapest that week.

No owner portal, or statements that do not show each booking.
