Holiday Homes in Elegance Tower, Downtown Dubai

5 min read

Elegance Tower is a new DAMAC building in Downtown Dubai, designed with the fashion house Zuhair Murad, and owners of its one and two-bedroom apartments can let them as licensed holiday homes, by the night and by the month, while keeping the ownership and the income.

The building

Elegance Tower is a residential tower in Downtown Dubai developed by DAMAC Properties with interiors designed in partnership with Zuhair Murad, the Lebanese fashion designer. The homes are one and two-bedroom apartments finished in white and gold. A signature detail is a hidden door: what looks like a decorative shelf in the living room opens into the main bedroom.

Residents have a swimming pool looking out over the skyline, a pool bar and sunbed area, a children's play area and a gym. Views take in the Burj Khalifa, the Dubai Canal and Za'abeel, and The Dubai Mall is a short walk away. The building was handed over in 2026.

Who stays in Downtown Dubai

Downtown is the part of Dubai most first-time visitors want to wake up in. Nightly guests are couples and families on holiday who want The Dubai Mall, the fountains and the Burj Khalifa on their doorstep, people in town for a big event, and travellers who would rather have a kitchen and a living room than a hotel room. Demand is strongest in the cooler months.

Monthly guests are people relocating to Dubai while they search for a permanent home, executives on a project in the financial and business districts nearby, and companies housing staff for a few weeks at a time. They keep a Downtown apartment busy through the summer, when holiday demand is quieter.

A designer-branded building helps a listing stand out. Guests choosing between many Downtown apartments notice a recognisable name and an unusual interior, and the photographs and description should make the most of both. A one-bedroom suits a couple or a single professional; a two-bedroom suits a small family or two colleagues.

Short stays or a yearly tenant

A yearly tenant is the simplest choice. One contract, a predictable income and very little to manage. The trade-off is that the rent is fixed for the year whatever the market does, a careful finish can wear quickly in the wrong hands, and you cannot use the apartment yourself.

A holiday home asks more of whoever runs it. The price can move with demand, the apartment is cleaned and checked after every stay, and you can block dates for your own visits. Income varies by season, and the owner usually carries running costs a yearly tenant would pay, such as utilities, internet and cleaning.

Many owners use a mix: nightly guests in the busy winter months and monthly guests in the quieter ones. A monthly guest in a licensed holiday home is a booking, not a tenancy, so the apartment comes back to you when the stay ends. If a yearly tenant suits your plans better, we will say so.

Getting a new unit ready

Start with a snagging inspection: a room-by-room check for the small faults common in new buildings, such as doors that do not close cleanly, sealant gaps, scratches or fittings that do not work. In a building where the finish is part of the appeal, it matters even more. The developer should put these right, and it is far easier before the home is furnished and booked.

Then check exactly what your handover includes, connect the utilities and internet, and plan the furnishing around the interior rather than against it. Guests in Downtown expect a good bed, blackout curtains, a kitchen that works, fast Wi-Fi and a comfortable place to look at the view. Furnishing is part of what we do, and we tell you what we would buy, and why, before anything is ordered. A full inventory follows, so every guest leaves the home as they found it.

Can I put my Elegance Tower apartment on Airbnb?

Yes, as a licensed holiday home. Every home let by the night in Dubai needs a holiday home permit from the Department of Economy and Tourism, and the building's management has to allow short stays. We confirm where the building stands first, and if short stays are allowed, we register your apartment under fäm Living's operator licence as part of onboarding.

Once it is live, we list it on Airbnb, Booking.com and our own site, set the price night by night, check every guest in, clean between stays and pay you out each month. You keep the ownership and the income, and you can block dates whenever you want to stay yourself.

What fäm Living does for an owner

fäm Living runs holiday homes in Business Bay, next door, including Elite Business Bay Residence, Upside Living, MAG 318 and Bayz by Danube, and has run multi-unit programmes in Downtown at Mada Residences and RP Heights. We do not run homes in Elegance Tower yet, so we would get to know the building with you: how guest access works, how the management office prefers to be contacted and what its rules say about short stays.

The rest is the same as everywhere we operate. We handle the permit, the furnishing and inventory, the photographs and the listings. Prices move with the season, Dubai's event calendar and the length of each stay. Every guest is checked before arrival and looked after during the stay, the home is cleaned and the linen changed after every booking, and maintenance is handled before it becomes your problem.

You see every booking, statement and payout in the owner portal.

Before you decide

What your apartment could earn depends on its size, floor, view and condition, and on the season. We quote from what comparable homes in Downtown have actually booked rather than from a rule of thumb.

Our terms are agreed per property and set out in writing after a free consultation, before you sign anything. If you are still working through snagging or furniture, talk to us now, because the permit and setup can run alongside.
