Holiday Home Management in Dubai Science Park

4 min read

Dubai Science Park is turning from an office district into a place people live, with new residential towers such as Sky Hills Residences now handed over. If you own an apartment here, fäm Living can license it as a holiday home and run it for you, by the night and by the month.

Where it is

Dubai Science Park sits on Al Khail Road, with Umm Suqeim Street and Sheikh Mohammed Bin Zayed Road close by. Al Barsha, Motor City, Arjan and Dubai Hills are its neighbours, and Mall of the Emirates and the beach districts are a drive away rather than a trip across the city.

It began as a business district for science and health companies, which is why a large share of the people who need a place to stay here are working nearby.

Who books a holiday home here

Two kinds of guest. Visitors who want a new, well-equipped apartment with a pool for less than the beach districts cost. And professionals on projects, secondments and relocations who need a full kitchen, a washing machine and a desk for weeks or months, not a hotel room.

That mix suits an operator who can run an apartment both ways. We run each unit by the night when short stays pay best and by the month when long-stay demand is stronger, so the calendar stays fuller outside the winter peak.

Sky Hills Residences

The most talked-about new address in the district is Sky Hills Residences, HRE Development's twin towers of 33 and 40 storeys. They were handed over from April 2026, ahead of schedule, with every apartment furnished and fitted with smart-home controls, and with resort-style pools on a landscaped podium.

Furnished handover removes the most expensive step for an owner. fäm Living is onboarding Sky Hills owners now; our Sky Hills page sets out how it works and the handover offer.

New buildings need the basics done right

A new apartment has nothing to repair, but it still needs the things that make guests book and come back: good linen, blackout curtains, a fully equipped kitchen, a reliable way in, and photographs taken at the right hour.

It also needs a permit. Every apartment let by the night in Dubai is registered with the Department of Economy and Tourism, and the building's management has to accept holiday home use. We check your building's position first, then register the apartment under our operator licence.

What we do for a Science Park owner

We register the unit, complete the furnishing, carry out a full inventory, photograph the apartment properly and list it on our own site and the major platforms.

Then we run it: pricing that moves with the season, events and length of stay; guests checked before arrival and looked after during the stay; cleaning and linen between every booking; and maintenance handled before it reaches you.

You see bookings, statements and payouts in the owner portal, and you can block your own dates whenever you want to use the apartment.

Is your apartment a good fit?

Apartments in buildings with a pool, a gym and secure parking tend to do best here, because guests staying longer use them every day. Studios and one-bedroom apartments suit professionals; larger homes suit families visiting in the winter and school holidays.

What your apartment could earn depends on the building, the layout, the floor and the season, so we quote from what comparable homes have actually booked rather than a rule of thumb, and set our terms out in writing after a free consultation.

Just handed over? Start here

If you have only just taken the keys, the order matters. First, check the building accepts holiday home use. Second, decide whether the apartment will be let by the night, by the month or both, because it changes what it needs. Third, complete the furnishing and inventory. Fourth, the permit, photographs and listings.

We take owners through those steps in that order, and we tell you plainly at the start if your building or your apartment is not a good fit, so you do not spend money you do not need to.

If you live outside Dubai, you do not need to fly in for any of it. We keep you informed in writing at each step, and once the apartment is live everything is in the owner portal.

Nightly, monthly or both

A month-long guest in a licensed holiday home is a booking, not a tenancy. There is no tenancy contract to register, and the apartment comes back to you when the stay ends, so you keep the freedom to use it yourself or to sell.
