Sky Hills Residences in Dubai Science Park was handed over from April 2026, and every apartment came furnished. That puts owners closer to a first guest than almost anyone else in Dubai. This is what still has to happen between the keys and the first booking, and how fäm Living handles it.
The building, in short
Sky Hills Residences is HRE Development's twin-tower address in Dubai Science Park: two towers of 33 and 40 storeys, with studios up to three-bedroom duplexes. The developer handed it over six months ahead of schedule, and every unit was delivered fully furnished with smart-home controls.
Residents share resort-style pools on a landscaped podium, a gym, a children's play area and round-the-clock security. Those are exactly the things a guest filters for when choosing an apartment over a hotel room.
Step one: check the building allows short stays
Before anything else, the building's management has to accept holiday home use. Some new buildings need a no-objection certificate from the developer or the owners' association; others simply need the operator registered with the management office.

Step two: the holiday home permit
Every apartment let by the night in Dubai needs a holiday home permit from the Department of Economy and Tourism. When fäm Living runs your apartment, it is registered under our operator licence, and each guest is registered as the rules require.
You do not need to set up a company or hold a licence yourself. You keep the ownership; we hold the operating responsibility.
Step three: from furnished to guest-ready
A developer's furniture pack is a strong start, and it is the most expensive part already done. Guests staying a few nights or a few weeks still expect more: good linen and towels, blackout curtains in the bedroom, a fully equipped kitchen, a desk and chair that work for a full day, and a simple, reliable way in.
We walk through the apartment with you, list what is missing and why, and add only what guests will notice. Then we carry out a full inventory, so the condition of every item is recorded before the first stay.
Step four: photographs and listings
With several new apartments in the same towers coming onto the market at once, the listing that books first is the one with the best photographs and the clearest description. We photograph each apartment at the time of day its light and view look best, and write the listing around what that particular unit offers.
The apartment then goes live on our own site and on the major booking platforms, with pricing set for the season and the length of stay.
Who will stay in Dubai Science Park
Dubai Science Park sits on Al Khail Road, with Umm Suqeim Street and Sheikh Mohammed Bin Zayed Road close by, and Al Barsha, Motor City and Dubai Hills as neighbours. It draws two kinds of guest: visitors who want a modern apartment for less than the beach districts, and professionals working nearby on stays of weeks or months.
That second group matters. Companies ask us regularly for several furnished apartments at once, for staff staying months at a time, in Arjan and the districts around it. Longer stays fill the calendar outside the winter peak, so we run each apartment by the night when short stays pay best and by the month when long-stay demand is stronger.
If you live outside Dubai
Many Sky Hills owners bought from abroad. You do not need to fly in for any of this: we can handle the walk-through, the permit, the finishing touches, the photographs and the listings, and keep you informed in writing at each step.
Once the apartment is live, everything you need to see is in the owner portal, wherever you are.
Running it, once the first guest has been
Every guest is checked before arrival and looked after during the stay. The apartment is cleaned and the linen changed between bookings, and maintenance is handled before it becomes your problem.
You see every booking, statement and payout in the owner portal, and you can block your own dates whenever you want to use the apartment yourself.
