Holiday home management in City Walk

City Walk is where fäm Living runs its second-largest group of homes. If you own an apartment here, we already know the buildings, the guests who choose the district and what keeps a unit booked.

fäm Living is the holiday homes company of fäm Properties, licensed by Dubai’s Department of Economy and Tourism.

Why City Walk works as a holiday home

City Walk is low-rise and walkable, between Downtown Dubai and the Jumeirah coast. That is rare in Dubai, and it is exactly what a certain kind of guest is looking for: somewhere they can step out for coffee, dinner or a cinema without getting into a car.

It draws families, couples and longer-stay guests rather than a party crowd. They book for a week or a month, they look after the apartment, and they come back. For an owner that means steadier stays and less wear than a district built around nightlife.

The location helps too. Downtown, the beach and Sheikh Zayed Road are a short drive, so guests get a calm base without being cut off from the rest of the city.

What we do for a City Walk owner

We take the whole operation off your hands. We register the unit for its holiday home permit, help furnish it to a standard guests expect, carry out a full inventory, shoot it properly and list it on our own site and the major platforms.

Then we run it: pricing that moves with demand and the event calendar, guest screening and ID checks, in-person check-in by our team in Dubai, cleaning and linen between every stay, and maintenance handled before it reaches you.

You see bookings, statements and payouts in the owner portal, and you can block your own dates whenever you want to use the apartment.

Buildings we already run here

We operate homes across City Walk, including Viridian at Central Park. Knowing a building matters: the access arrangements, the management office, which units face the park, and what guests in that building ask for.

If your apartment is in a building we already run, we can talk about it in specifics from the first call. If it is elsewhere in City Walk, the same applies once we have seen it.

Is your apartment a good fit?

Studios to three-bedroom apartments in good condition do best, newly built or recently renovated. Unfurnished is fine, since furnishing is part of what we do.

Some buildings have their own rules on short stays or require a no-objection certificate from the developer or owners' association. We check that for your building before anything else.

What your unit could earn depends on the building, the layout and the season, so we quote from what comparable homes actually earned rather than from a rule of thumb.

Straight answers

Owners in City Walk ask

Can I rent out my City Walk apartment as a holiday home?
In most buildings, yes, once the unit holds a holiday home permit from Dubai's Department of Economy and Tourism. Some buildings have their own rules or require a no-objection certificate, so the first step is checking yours, which we do in the free consultation.
Who manages Airbnb apartments in City Walk?
fäm Living runs holiday homes across City Walk, listed on Airbnb, Booking.com and our own site. We handle the permit, furnishing, photography, pricing, guests, cleaning and maintenance, and you keep the ownership and the income.
Does City Walk suit monthly stays as well as short holidays?
Yes. City Walk's calm, walkable streets attract families and longer-stay guests, so we let City Walk homes by the night and by the month, whichever fills your calendar best.
Can I still use the apartment myself?
Yes. You can block your own dates in the owner portal whenever you want to stay, or keep it free for family and friends.
What does holiday home management cost in City Walk?
Our terms are agreed per property rather than published, because what is fair depends on the unit, the building and what you want us to handle. We set them out in writing after the consultation, before you sign anything.
