Holiday Homes in Viridian, City Walk

4 min read

Viridian is one of the Central Park buildings at City Walk, and fäm Living already runs apartments in it. If you own a one or two-bedroom apartment here, this is how we would run it for you, by the night and by the month, while you keep the ownership and the income.

The building

Viridian is a residential building in Central Park at City Walk, developed by Meraas and completed in 2025. Its homes are one and two-bedroom apartments, set around the landscaped park at the centre of the development, with a shared pool, central air conditioning and building security.

Because it is one of the newest buildings in City Walk, the apartments photograph well and need little work before the first guest, which shortens the time from handover to the first booking.

Who books a home here

City Walk is one of the few parts of Dubai built for walking: open-air streets of shops, cafés and restaurants between Downtown and Jumeirah. A park on the doorstep adds something most of the city cannot offer.

That draws families, couples who want a quieter base than Downtown, and people staying a month or more who want a neighbourhood rather than a tower. Two-bedroom apartments in particular suit families visiting for the school holidays and the winter season.

We already know the building

fäm Living runs apartments in Viridian today, and homes in several other City Walk buildings. We know how guest access works, how the management office prefers to be contacted, which units face the park, and what the building's own rules say about short stays.

For an owner, that means no learning curve. Your first guest arrives to a team that has already checked guests into this building many times, and our team in City Walk can reach the building quickly when something needs attention.

It also means we can offer a guest another apartment in the same building, or nearby in City Walk, when your dates are taken, rather than losing the enquiry to a different neighbourhood.

What we do for an owner here

We register your apartment for its holiday home permit with the Department of Economy and Tourism, help furnish it to a standard that photographs well and lasts, carry out a full inventory, photograph it properly, and list it on our own site and the major platforms.

Then we run it. Pricing moves with the season, Dubai's event calendar and the length of each stay. Every guest is checked before arrival and looked after during the stay. The home is cleaned and the linen changed between every booking, and maintenance is handled before it becomes your problem.

You see every booking, statement and payout in the owner portal, and you can block your own dates whenever you want to use the apartment yourself.

Furnishing for families and longer stays

Guests who choose City Walk usually stay longer than a weekend, so the apartment has to work as a home. That means a dining table that seats everyone the apartment sleeps, a properly equipped kitchen, a washing machine that is easy to use, good beds and blackout curtains in every bedroom, and a desk for anyone working during the stay.

If your apartment is newly handed over and empty, furnishing is part of what we do. We tell you what we would buy, and why, before anything is ordered.

Nightly, monthly or both

A home here can earn from short stays and from month-long guests. We run each apartment on whichever pays better at the time, and many do best with a mix: nightly stays in the busy winter season, monthly guests the rest of the year.

A month-long guest in a licensed holiday home is a booking, not a tenancy. There is no tenancy contract to register, and the apartment comes back to you when the stay ends.

Before you decide

What your apartment could earn depends on its size, floor, view of the park and condition, and on the season. We quote from what comparable homes have actually booked rather than from a rule of thumb, and we set our terms out in writing after a free consultation, before you sign anything.

If your apartment is let to a yearly tenant today, we can plan the switch for when the tenancy ends. If it is newly handed over, we can usually start with the permit and furnishing straight away.
