City Walk Residential Holiday Homes
4 min read
fäm Living has run homes in City Walk Residential Buildings 1A, 2A, 2B, 6A, 6B, 18A and 18B. If you own an apartment in one of them, this is how we would run it for you as a licensed holiday home or a furnished monthly stay.
The buildings
City Walk's residential buildings are mid-rise blocks set along the district's open-air streets, with shops, cafés and restaurants at street level and apartments above. They were developed by Meraas as part of City Walk, between Downtown Dubai and Jumeirah.
Each building has its own entrance, lobby and management arrangements, but they share the same address and the same appeal for guests: step out of the lobby and the neighbourhood is on foot.
Why City Walk works as a holiday home location
Most of Dubai is built around the car. City Walk is not. Guests can walk to dinner, to a coffee in the morning and to the shops, and that is exactly what people staying a week or a month look for when they choose a home over a hotel.
Downtown, the Burj Khalifa and the beaches of Jumeirah are short taxi rides away, so a home here works for a holiday as well as for a longer stay. Families, couples and people relocating to Dubai for work all book here, across the year.
Knowing each building matters
Each City Walk building handles guest access, parking and deliveries a little differently, and each management office has its own way of working with an operator. Guests notice the difference between an operator who knows the building and one who is learning it at their expense.
We have run homes in all seven of these buildings, so we already know their access arrangements, their management offices and their house rules. If your apartment is in another City Walk building, we can look at it in a free consultation.
Before the first guest we confirm with the management office how visitors are registered, where guests can park and how access cards are handed over, and we put those steps in the arrival message so nobody waits in the lobby.
What we do for an owner here
We register your apartment for its holiday home permit with the Department of Economy and Tourism, help furnish it to a standard that photographs well and lasts, carry out a full inventory, photograph it properly, and list it on our own site and the major platforms.
Then we run it. Pricing moves with the season, Dubai's event calendar and the length of each stay. Every guest is checked before arrival and looked after during the stay. The home is cleaned and the linen changed between every booking, and maintenance is handled before it becomes your problem.
You see every booking, statement and payout in the owner portal, and you can block your own dates whenever you want to use the apartment yourself.
Street-level living, and how we handle it
An apartment above a lively street needs a little care for guests. We make sure bedrooms have good blackout curtains, we tell guests honestly what to expect from the street in the listing, and we point them to the quieter corners of the building when they ask.
Done well, the street is the reason people book. Guests who want to be in the middle of things choose City Walk for exactly that.
Nightly, monthly or both
A home in these buildings can earn from short stays and from month-long guests. We run each apartment on whichever pays better at the time, and many do best with a mix: nightly stays in the busy winter season, monthly guests the rest of the year.
A month-long guest in a licensed holiday home is a booking, not a tenancy. There is no tenancy contract to register, and the apartment comes back to you when the stay ends.
Before you decide
What your apartment could earn depends on its building, size, floor, outlook and condition, and on the season. We quote from what comparable homes have actually booked rather than from a rule of thumb, and we set our terms out in writing after a free consultation, before you sign anything.
If your apartment is let to a yearly tenant today, we can plan the switch for when the tenancy ends. If it is empty, we can usually start with the permit and furnishing straight away.
