City Walk Off-Plan: Plan Your Holiday Home

4 min read

New City Walk projects such as Northline, Crestlane and Verve are still being built. If you have bought in one of them, the best time to plan a holiday home is before the keys arrive, not after. This is what to think about now, and what fäm Living does at handover.

What is being built

Meraas is building several new residential projects in City Walk, including City Walk Northline, City Walk Crestlane and Verve City Walk, with one to five-bedroom homes across them. Market records show them scheduled for completion from 2028 onwards, project by project.

Completion dates move, so treat any date as the developer's current plan rather than a promise. What does not change is that every one of these homes will need the same few things before it can take its first guest.

Why plan before handover

An apartment earns nothing between handover and its first booking. The owners who start earning soonest are the ones who decided early how the home will be used, chose furnishing that suits guests, and lined up the permit and the operator before the keys arrived.

Planning early also helps you choose well inside the project. Layout, floor and outlook all affect how a home performs with guests, and if you are still choosing a unit, or deciding whether to buy a second one, it is worth knowing which homes guests in City Walk book first.

What guests in City Walk book

City Walk draws families, couples who want a walkable neighbourhood, and people staying a month or more while they settle in Dubai. One and two-bedroom apartments suit most of them; larger homes suit families visiting in the school holidays and the winter season.

fäm Living already runs homes in City Walk's existing buildings, including Viridian at Central Park and City Walk Residential Buildings 1A, 2A, 2B, 6A, 6B, 18A and 18B, so we see what guests here ask for every week.

The checklist before the keys arrive

Check the building's rules on holiday homes with the developer, and whether a no-objection certificate will be needed. Decide whether the home will be let by the night, by the month, or both, because it changes how it should be furnished.

Plan the furnishing: good beds and blackout curtains, a properly equipped kitchen, a dining table for everyone the home sleeps, a desk, and storage that works for a guest living out of a suitcase. Budget for photography, because the first photo decides whether a guest clicks at all.

Line up the operator, so the permit with the Department of Economy and Tourism, the inventory and the listings can start the week the keys arrive rather than months later.

What we do at handover

Once the keys arrive, we register the home for its holiday home permit, furnish it to a standard that photographs well and lasts, carry out a full inventory, photograph it properly, and list it on our own site and the major platforms.

Then we run it: pricing that moves with the season and Dubai's event calendar, guests checked before arrival and looked after during the stay, cleaning and linen between every booking, and maintenance handled before it becomes your problem. You see every booking, statement and payout in the owner portal.

Nightly, monthly or both

A new City Walk home can earn from short stays and from month-long guests. Families visiting for the winter or the school holidays book by the night or the week; people relocating to Dubai, and companies housing staff, book by the month. We run each home on whichever pays better at the time, and many do best with a mix.

A month-long guest in a licensed holiday home is a booking, not a tenancy. There is no tenancy contract to register, and the home comes back to you when the stay ends, so you keep the freedom to use it yourself or to sell.

What it could earn

We do not publish an earnings figure for homes that are not built yet, because nobody can honestly promise one. Closer to handover we quote from what comparable City Walk homes have actually booked, for your layout, floor and outlook, and we set our terms out in writing before you sign anything.

If you are overseas

If you do not live in Dubai, we can set up and run the home without you flying in, and keep you informed at each step in writing.

There is no cost to talking it through now, and no commitment until you sign a management agreement closer to handover.
