Holiday Homes in Upside Living, Business Bay
4 min read
Upside Living is one of the Business Bay towers where fäm Living runs the most homes. If you own a studio or one-bedroom apartment here, this is how we would run it for you, by the night and by the month, while you keep the ownership and the income.
The building
Upside Living is a residential tower in Business Bay, developed by SRG Holding and completed in 2023. Almost every home in it is a studio, with a smaller number of one-bedroom apartments. Residents share a pool, a children's pool and building security, and many units were handed over furnished.
Many of the homes look towards the Burj Khalifa, and the building is one of the newer ones in the area, which guests notice in the photos and again when they walk in.
A studio tower needs a reason to pick your studio
A building made mostly of studios means a guest searching for Upside Living sees many homes that look alike. The ones that book first are the ones with the better photo, the clearer description, the faster reply and the stronger reviews, not always the ones with the better view.
That is where an operator earns its fee. We photograph each home at the hour its view looks best, write the listing around what that particular studio offers, answer guests within minutes, and protect the review score stay after stay. Over a year, those small differences decide how full the calendar is.
It also helps to run several homes in the same building. When one studio is booked for the dates a guest wants, we can offer them another one in the tower rather than lose them to a different building.
Who stays here
Studios in Business Bay suit solo travellers, couples on a city break and people working in Dubai for a few weeks. The Dubai Mall, the Burj Khalifa and the offices of Business Bay and Downtown are all close, which gives the building guests in the holiday season and business travellers through the rest of the year.
A newer building with a pool and good views is exactly what someone looks for when they choose a holiday home over a hotel room for a longer stay.
We already know the building
fäm Living runs a large group of homes in Upside Living today. We know how guest access works with the building, how the management office prefers to be contacted, which layouts and views guests ask for, and what the building's own rules say about short stays.
For an owner that shortens everything. We do not need to learn the tower before your first guest arrives, and our team is in the building often enough to deal with anything that needs attention the same day.
What we do for an owner here
We register your home for its holiday home permit with the Department of Economy and Tourism, check the furnishing against what guests expect and fill any gaps, carry out a full inventory, photograph it properly, and list it on our own site and the major platforms.
Then we run it. Pricing moves with the season, Dubai's event calendar and the length of each stay. Every guest is checked before arrival and looked after during the stay. The home is cleaned and the linen changed between every booking, and maintenance is handled before it becomes your problem.
You see every booking, statement and payout in the owner portal, and you can block your own dates whenever you want to use the home yourself.
If your unit came furnished
A home handed over furnished by the developer is a good start, but a guest who stays a week or a month needs more than a bed and a sofa. We usually add good linen and towels, blackout curtains, a properly equipped kitchen, a desk and a chair that work for a full day, and a smart lock or a clear key handover.
We tell you exactly what is missing, and why, before anything is bought.
Nightly, monthly or both
A studio here can earn from short stays and from month-long guests working in Business Bay. We run each home on whichever pays better at the time, and many do best with a mix: nightly stays in the busy winter season, monthly guests the rest of the year.
A month-long guest in a licensed holiday home is a booking, not a tenancy. There is no tenancy contract to register, and the home comes back to you when the stay ends.
Before you decide
What your home could earn depends on its layout, floor, view and condition, and on the season. We quote from what comparable homes have actually booked rather than from a rule of thumb, and we set our terms out in writing after a free consultation, before you sign anything.
If your home is let to a yearly tenant today, we can plan the switch for when the tenancy ends. If it is empty or newly handed over, we can usually start with the permit straight away.
