Holiday Home Management for Owners Abroad

An owner who lives outside the UAE can run a Dubai apartment as a holiday home without being there, as long as a licensed operator holds the permit, the keys and the day-to-day, and the owner can see every booking and payout from wherever they are.

Short answer

Living abroad is the most common reason owners hand a Dubai property to a holiday home company. You cannot meet guests, let in a plumber or check a clean from another country, and you should not have to.

What you need instead is an operator you can trust with the keys, and a way to see what is happening without asking. The rest of this guide is about how to check both.

What the operator does that you cannot do from abroad

Register the apartment as a holiday home with the Department of Economy and Tourism and keep the permit current. Register every guest. Meet guests at check-in, hand over keys and explain the home. Clean and change linen between every stay. Answer guests at any hour. Deal with a leak, a broken air conditioner or a lost key on the day it happens.

Seeing your property from abroad

The single most important thing for an owner abroad is visibility. You should be able to see every booking on your apartment, what it was booked for, and what it earned, without having to ask anyone.

Ask any operator to show you their owner portal before you sign. Check that it shows bookings as they happen, not a summary at the end of the month, and that each payout comes with a statement listing what was earned and what was deducted.

Ask how you will hear about a problem: a damaged item, a complaint, a repair over the agreed limit. The answer should be a message from a named person, not something you discover in a statement.

Keys, access and the building

Ask who holds the keys and access cards, how many sets exist, and how guests get in. Ask whether the operator already works in your building, because a team that knows the security desk, the parking and the move-in rules saves guests and neighbours a lot of friction.

Some buildings ask for a no-objection certificate or registration before short stays can start. An operator should check this for your building before anything else.

Getting paid

Agree in writing how often you are paid, on what date, into which account, and what statement comes with each payment. If you are paid into an account abroad, ask how transfers are made and who bears the bank charges.

Make sure the fee is defined clearly: what it is a share of, and which costs are passed on to you. A worked example on a real booking is the easiest way to understand it before you sign.

Using the apartment when you visit

Owners abroad often want the apartment for their own trips to Dubai. With a holiday home this is simple: block your dates in the owner portal, the apartment comes off sale for them, and it is cleaned and ready when you land.

Let the operator know early for the busiest weeks, and agree whether a clean after your stay is charged.

When a yearly tenant suits better

A holiday home is not the only option for an owner abroad.
